Corcoran / Local planning

Move from a floor-plan idea to a coordinated brief.

Build a Corcoran project folder that keeps the home design, lot information and approval questions together. Use the concept studio to test massing, then record the details your designer and builder need to verify.

A useful place to begin

Start with the decisions that shape the project.

01

Separate lot rules from house preferences

Keep the survey, development covenants and city questions in one folder. A preferred garage orientation or roofline should be tested against the lot before the team spends time detailing it.

02

Resolve the structural handoffs

Large kitchen openings, a bonus room over the garage and an open stair can affect several trades. Put those priorities in the same brief so the designer can coordinate structure and services.

03

Freeze a release sequence

List which selections affect framed openings: windows, exterior doors, fireplaces and major equipment. Confirm those dimensions before ordering the framing package.

01 / Make the idea visible

Explore a coordinated home study.

Every control updates the same model across a perspective, a floor plan and a front elevation. Use it to prepare a design conversation; it does not replace site, code or professional design.
