Orono / Local planning

Frame the view. Resolve the site.

An Orono home concept should connect the interior outlook with the property’s constraints. Use this guide to organize view priorities, existing records and land-use questions before committing to a layout.

A useful place to begin

Start with the decisions that shape the project.

01

Draw the views in both directions

Mark important views from inside and the appearance of the home from neighboring land or public space. Keep privacy, glare and shade in the same conversation as glass area.

02

Use the property file

Gather earlier permits and surveys, then ask which conditions still affect the new work. Existing development does not establish that every proposed change will be allowed.

03

Coordinate landscape and structure

Decks, drives, grading and retaining features can affect the overall review. Put them in the first scope discussion so the house does not consume all of the planning attention.

01 / Make the idea visible

Explore a coordinated home study.

Every control updates the same model across a perspective, a floor plan and a front elevation. Use it to prepare a design conversation; it does not replace site, code or professional design.
